Residential Development — Diagnosis to Pilot
Disclosure. Constructed application developed from researched market conditions and modelled internal data. It is not a completed client commission and does not claim proven commercial results.
Context note. This constructed application addresses one specific situation. Another company in the same category may have a completely different priority problem and therefore require a different intervention.
01Before+
A credible regional developer is preparing a two-phase residential project of roughly 216 homes. The product is real and competitive: efficient construction, underfloor heating, balconies or terraces, parking, EV infrastructure, green space and a functioning route from project page to sales contact. The developer also has completed projects behind it.
What works already matters. This is not a weak product waiting to be rescued by communication.
From outside, however, several buyer groups appear plausible, many benefits resemble those used by competing developments, and the buyer is comparing more than new-build projects: older central apartments, smaller homes with less financing pressure, or postponing the purchase altogether.
Public evidence cannot tell us why sales are won or lost, which objections dominate, whether financing is the real friction, whether unit mix is misaligned, or whether sales execution is the constraint. Those questions remain open.
02Diagnosis+
The external review does not assume a positioning problem. It raises a hypothesis to test: the project has real advantages, but buyers may not yet see clearly why they should choose it when alternatives appear similar.
Internal diagnostic validation would test price, financing, product, unit mix, location, timing, discounting, sales execution and administrative friction before attributing the problem to position or communication.
For this constructed application, modelled internal evidence indicates that none of those alternatives sufficiently explains the observed decision friction. The strongest product–need fit appears among young households moving towards a primary three-room home and comparing new-build value with more central existing stock.
03Prioritisation+
Priority problem: the project’s value exists, but it is not sufficiently prioritised from the perspective of the priority buyer’s decision.
The buyer can see multiple valid benefits, yet the relationship between need, relevant value, proof and unavoidable trade-offs is not clear enough to support a reasoned comparison.
The problem is therefore not “the website”, “more content” or “more promotion”. If price, financing or product had emerged as the dominant cause, PERPETVM would not recommend a positioning Pilot.
04Pilot+
Objective: build and test a structure through which the priority buyer can understand the project’s value against their actual need, alternatives, evidence and trade-offs.
The Pilot would build a clear structure for comparing the project with alternatives: buyer need, relevant value, supporting evidence, trade-offs and reason to choose. Depending on what needs to be tested, that structure could become a project page, sales presentation, vertical content or another relevant touchpoint.
It would not automatically include a full website rebuild, brand redesign, media buying, social-media management, pricing strategy or a promise of sales growth.
05Pilot Application+
The prototype would apply the intervention to a relevant three-room home and reorganise the experience from a feature list into a decision sequence:
CONTEXT → NEED → ALTERNATIVES → VALUE → PROOF → TRADE-OFF → REASON TO CHOOSE
The purpose is not to prescribe the buyer’s decision. It is to make comparison legible: who the choice is for, what residential problem it solves, which alternatives are reasonable, where value is created, what proves it and which compromises remain.
06Validation+
Validation would examine effects proportionate to the Pilot: whether buyers understand relevant differences more clearly, can identify the value that matters to them, understand the evidence behind it and can discuss the trade-off more coherently with sales.
Possible outcomes are VALIDATED / PARTIALLY VALIDATED / NOT VALIDATED / INCONCLUSIVE / NEW FINDING. Inconclusive means the available evidence or observation period is insufficient for a responsible conclusion.
07After Validation+
No success state is fabricated. Findings are shared transparently with the client together with PERPETVM’s interpretation and recommendation.
If the problem has been resolved, the mandate ends. Otherwise, the evidence may support ADJUST OR REFINE / NEW MANDATE / EXTERNAL EXPERTISE. A new mandate is not an upgrade or automatic continuation of the Pilot. The client decides separately whether to commission it.
